When a young immigrant family decided to buy their first home, they faced more than the usual pre-purchase jitters: They had to navigate the home buying process in a largely unfamiliar language.
Fortunately, the family's agent, Megan Kieninger, spoke enough Spanish to ease family members concerns and educate them about assessing their purchase options, proving credit worthiness, and qualifying for a loan.
Once the family found a home they wanted, the real work began. Although the family possessed U.S. citizenship and had an excellent track record of bill payment, they couldn't provide the extensive credit history most mortgagers seek. Megan helped the parents prove credit-worthiness by obtaining payment testimonials from their landlord, service providers, even their karate instructor.
To make the family's dream of home ownership a reality, Megan also arranged for non-traditional financing, finding a lender who was willing to provide a mortgage at an excellent rate.
Today, the family is happily settled in their new home, building equity and a credit history with every payment. Located less than a mile from the trailer park where they used to live, the family is able to visit with friends and preserve their sense of community.
