A real estate consultant and leader of the Gleason Team, Karen C. Gleason has real estate in the blood. From her earliest involvement as a college student, working as a part-time assistant to a settlement attorney, to her tenure as a property manager in Raleigh’s fast-paced market, to her work as a buyer’s and seller’s agent in Asheville, Karen has learned all aspects of the business and jokes that it’s given her a “doctorate” in real estate.
“I’ve seen real estate from every angle of the business,” says Karen, “and it’s given me real insights into the market, from what constitutes real value, to how to design deals, and how to meet my clients’ needs.”
As a top producer for Keller Williams, Karen often works with real estate investors, from beginning entrepreneurs to seasoned pros managing diverse real estate portfolios. With her deep knowledge of the market and extensive professional network, she helps investors find undiscovered gems and maximize their rate of return, no easy feat in Asheville’s competitive market. “With my network, I’m able to find properties that aren’t even on the market,” says Karen, “so my investor clients often have the privilege of being the only bidder on properties that offer incredible value.”
An expert in historic bungalows, Karen has sold hundreds of these reasonably priced, architecturally distinctive properties in West and Central Asheville. “I love bungalows,” says Karen, “They appreciate rapidly and sell easily, so they’re a great choice for both buyers and investors. I often recommend them to my investor clients, whether they’re seeking rental income or a property they can renovate and flip.”
While working with one such investor, Karen used her research and negotiation skills to surmount a potentially deal-killing obstacle and obtain a beautiful bungalow, complete with original woodwork. Bidding on the undervalued property for her client, Karen discovered what the listing agent hadn’t: that the seller didn’t own the home, but instead only had a life estate interest in it. Racing against time, Karen identified the actual owner and presented a winning bid, outbidding a lowball offer under contract. The result? A win-win situation, with a higher selling price for the owner and below-market pricing for the investor.
With her expert market knowledge, negotiation and
networking skills, and investment expertise, Karen
has won the trust and repeat business of buyers, sellers,
and investors alike. Recognizing that her business
was growing rapidly, Karen hired and structured a
group of real estate specialists to meet her clients’
diverse needs. To learn more about the Gleason Team
